Why don't property managers and real estate agents reply to overseas rental enquiries?

Because it's simply less hassle for them not to. If an agent already has enough local applicants who can view a property that afternoon and move in within days, there's little reason to prioritise an overseas enquiry that comes with time differences, video calls, and a longer runway before move-in.

It isn't personal, and it almost certainly isn't because your enquiry was poorly written, it's just a straightforward cost-benefit call an agent makes dozens of times a month, usually without giving it much thought in a busy inbox. Sorry it's not a more satisfactory answer!

Why local applicants win by default

A local applicant can view the property today, apply that same afternoon, and be ready to sign within the week. They already have a bank account here, a rental history an agent can ring and confirm in five minutes, and no time difference to work around. An overseas enquiry, however genuine, asks the agent to do more work for a less certain outcome, and when there's a queue of easier applicants sitting right in front of them, the overseas one is the one that tends to get left unanswered.

This is why the same enquiry that goes nowhere by email can suddenly get a reply once you're somehow "on the ground," even informally, whether that's a local phone number or someone local handling the enquiry on your behalf. It isn't that agents are being difficult, but you've now removed the very thing that made you harder to deal with.

What actually helps

The real problem isn't the enquiry itself, it's where you sit relative to everyone else applying. Being on par with a local applicant means an agent can look at your references, your availability, and your ability to view (or have someone view on your behalf) without any extra friction compared to the person applying from three suburbs over. Remove that friction and you stop being the harder option in the pile.

None of these fully close the gap, since the fundamental issue is your location, not your persistence, but they narrow it.
